If you are an employer, someone in control of a premises or a landlord, you must demonstrate you have taken the appropriate steps to identify, eliminate or reduce the risk of exposure from Legionella. You are required to have a current policy in place for staff, contractors, or visitors, who are in contact with water in your premises.

Whether it is a new survey, or you require a review of an existing assessment, our experienced L8 Legionella risk assessment surveyors will carry out a full premises inspection survey of cold water storage tanks, hot water systems, sentinel points to identify any potential contamination and sources of Legionella risk.

Our Legionella Survey Process and Reporting

We will provide a full written survey report, written Legionella policy, a monitoring log book and an action plan advising of remedial actions for prevention and control of Legionella risk.

Following the assessment we can provide further re-survey risk assessments once every two years.

The HSE guidance document HSG 274 is enforceable under the Health & Safety at Work Act 1974 and COSHH Regulations 2002 (Control of Substances Hazardous to Health).

Please note that under the Corporate Manslaughter and Corporate Homicide Act 2007, companies can be found guilty of corporate manslaughter in circumstances where management failings result in a gross breach of their duty of care.

Who Needs Legionella Risk Assessments?

If you’re a landlord, employer, business owner, or even manage a shared building, you’re legally required to control the risk of Legionella. That includes anyone responsible for a property where water is stored or used. For instance, flats, offices, shops, gyms, or care homes.

Even small businesses with just a staff kitchen and bathroom can fall under these rules. In fact, the law doesn’t just apply to big buildings with cooling towers. If you’ve got running water and people on-site, this assessment probably applies to you.
