Residential homes with no shared areas do not require a fire risk assessment. This type of process is only required in properties where there are communal areas or shared entrance and hallways. Where there are shared spaces then it is a legal requirement to have a fire risk assessment in place. You also need emergency lighting provisions and a method to raise the alarm if there is a fire. Best practice recommends carrying fire risk assessments out every 12-18 months. Furthermore, you should also carry out risk assessments if your tenants change or if there is any change to the building.

Who is liable for fire safety in a multiple occupancy dwelling?

Both homes of multiple occupancy (HMOs) and apartments or blocks of flats require fire safety provisions. The owner of the building or managing agents are responsible for the fire safety of the building. However, it is important to keep in mind the fire risk assessment does not include the external cladding of the building, this falls under the EWS1 (external wall system). This risk assessment can only be undertaken by a qualified structural fire engineer.

Does my property need fire doors?

All HMOs and flats require fire doors. All doors to residences must be fire doors and the rules change dependent on the storeys of the property. Furthermore, doors up to the first floor must be 30 minute fire doors (FD30) and above the first floor must be 60 minute fire doors (FD60).
